Tax rates, schools, home values, commutes and city services in Daytona Beach and its three nearest neighbor cities, from official figures.

Holly Hill, about five miles north, South Daytona, about six miles south, and Ormond Beach, about seven miles north, are the three cities nearest Daytona Beach. All four sit in Volusia County and share the same county, school and hospital tax levies, so the differences come down to each city’s own tax rate, its schools, its housing and its services. Daytona Beach Shores is also about seven miles away; its rates are in the same Property Appraiser table.

Property tax rates

A mill is $1 of tax for every $1,000 of taxable value. These are the 2025 final rates and the 2026 proposed rates for the main taxing code in each city, from the Property Appraiser’s composite millage table (PDF) and detailed rate listing (PDF). Final 2026 rates, adopted at September hearings, appear on the bills mailed in November.

City City levy, 2025 Total, 2025 final Total, 2026 proposed 2025 tax per $100,000 taxable
Ormond Beach 4.3832 16.3635 16.6046 $1,636

City levies include debt service where a city has one: 0.1395 mills in Daytona Beach and 0.0630 in Ormond Beach in 2025. Property in the Daytona Beach Downtown Development Authority area pays 1 more mill.

The other 11.9803 mills in 2025 were the same in all four cities: Volusia County’s general fund (3.2007), law enforcement fund (1.5994) and library (0.3697); Volusia Forever and Volusia ECHO (0.4000 together); the School Board (5.2790); Halifax Hospital (0.7019); and mosquito control, the Ponce Inlet Port Authority, the St. Johns River Water Management District and the Florida Inland Navigation District (0.4296 together). None of the four pays the county fire district levy; each runs its own fire department.

Homestead and senior exemptions

The homestead exemption is set by state law and is the same in all four cities: the first $25,000 of value is exempt from all taxes, and an additional exemption, up to $26,411 for 2026, applies to non-school taxes on assessed value above $50,000, according to the Property Appraiser. Apply by March 1.

Cities choose whether to add a senior exemption for homeowners 65 and older with household income under $38,686. It applies only to that city’s own levy, according to the Property Appraiser’s senior exemptions page:

City Additional senior exemption, city taxes
Daytona Beach Up to $50,000
Holly Hill Up to $25,000
South Daytona Up to $25,000
Ormond Beach Up to $25,000

Volusia County grants up to $50,000 against county taxes in all four. More in our property taxes guide.

High schools

Shares are of the address points inside each city in Volusia County’s address data that fall in each zone on the district’s attendance boundary layers, checked Oct. 8, 2026. Grades are the Florida Department of Education’s 2025-26 school grades, reported by Volusia County Schools; see each school’s state report card.

City Zoned high school (share of addresses) 2025-26 grade
Daytona Beach Mainland (67%), Atlantic (17%), Seabreeze (11%), Spruce Creek (6%) A for all four
Holly Hill Mainland (100%) A
South Daytona Atlantic (100%) A
Ormond Beach Seabreeze (64%), Mainland (36%) A for both

All four cities are in one countywide district, Volusia County Schools, so a move between them changes the zoned school, not the district. More in our schools guide.

People, incomes and commutes

From the Census Bureau’s 2020-2024 American Community Survey five-year estimates (DP03, DP04 and DP05 profiles). The survey’s median home value is what owners say their home is worth, so it differs from Zillow’s index.

How to check an address

  1. Which city is it in? Search the parcel on the Volusia County Property Appraiser’s property search. The record shows the taxing code, which tells you the city and the millage that applies. A mailing address that says Daytona Beach is not proof the home is inside city limits.
  2. Which schools? Look up the address on the Volusia County Schools school zone information page.
  3. What will the taxes be? Use the Property Appraiser’s tax estimator, which shows what a home would cost after a sale resets its assessed value.
