The wider metro: flat for a year

The Federal Housing Finance Agency’s all-transactions House Price Index for the Deltona-Daytona Beach-Ormond Beach metro area, which tracks repeat sales and refinances of the same homes, stood at 446.64 in the second quarter of 2026, almost exactly where it was a year earlier (447.38). It is up 39% from the second quarter of 2021 (322.15). The metro has been essentially flat since the end of 2022, while the city-level Zillow measure has slipped, which suggests the softness is sharper in Daytona Beach itself than across Volusia County as a whole.

What the census says

The Census Bureau’s 2020-2024 American Community Survey five-year estimates put the median value of owner-occupied homes in Daytona Beach at $287,700. The survey asks owners what they think their home is worth and averages five years of answers, so it measures something different from Zillow’s index and does not move month to month. What this means for you

  • Buyers have more room than in 2022: the typical value is down about $38,000 from the peak.
  • Sellers who bought in 2021 or earlier are still well ahead; those who bought in late 2022 may be under water on paper.
  • A sale resets the assessed value for property tax. Use the Property Appraiser’s tax estimator before you buy.
  • New owners: file for homestead by March 1.
