Where it is

The city’s Midtown Master Plan, drawn up with Florida A&M University’s architecture school and forwarded by the Midtown Redevelopment Area Board in December 2011, describes Midtown as “an historic area that is located in the geographic center of Daytona Beach approximately half way between the Atlantic coast beaches on the east and the International Speedway and Airport area / I-95 on the west.” It lists Bethune-Cookman University, “a significant area of contributing historic structures” and “an interconnected street grid” among the area’s assets.

On the city’s planning map layers, the redevelopment area reaches from the railroad behind downtown west to about Nova Road, and from just north of George Engram Boulevard south to about Bellevue Avenue. Dr. Mary McLeod Bethune Boulevard, Dr. Martin Luther King Jr. Boulevard and International Speedway Boulevard are the main roads. The city’s comprehensive plan calls for a corridor plan for West International Speedway Boulevard in Midtown “to improve the attractiveness of the corridor as the City’s main tourist road.”

The same map layers show the Bethune-Cookman College Historic District and the Southwest Daytona Beach Black Heritage District on the National Register. The city’s Black Heritage Trail lists 18 sites, among them Bethune-Cookman University, the Mary McLeod Bethune Home and grave site, the Howard Thurman Home, Cypress Park and Recreation Center and Daisy Stocking Park.

All 2,001 address points inside the area in Volusia County’s address data are in ZIP code 32114 and inside city limits, so the city provides police, fire and trash service.

Schools

Shares are of the address points in the area that fall in each zone on the district’s attendance boundary map layers, checked Oct. 8, 2026. Grades are the Florida Department of Education’s 2025-26 school grades as reported by Volusia County Schools; look up each school’s state report card.

Level School Share of addresses 2025-26 grade
High Seabreeze High (zone map) 60% A
High Spruce Creek High (zone map) 39% A
High Atlantic High (zone map) 2% A
Middle Campbell Middle (zone map) 100% C
Elementary Turie T. Small Elementary (zone map) 48% C
Elementary Beachside Elementary (zone map) 44% A
Elementary Palm Terrace Elementary (zone map) 7% C

Shares are rounded. Midtown is the clearest case in the city of school zones that do not follow neighborhood lines: parts of it are zoned for beachside schools across the river and parts for Spruce Creek High in Port Orange.
