Seabreeze is a historic beachside district by the Halifax River. ZIP 32118; zoned for Mainland High, not Seabreeze High; typical value $292,720.

Last checked Oct. 8, 2026. Sources: the City of Daytona Beach 2045 Comprehensive Plan (PDF), its planning map layers and beachside parks pages, Volusia County Schools attendance maps, Zillow Research, Votran and OpenStreetMap.

Seabreeze is the beachside’s older residential district, a grid of older houses and small apartment buildings between the Halifax River and the oceanfront strip, named for Seabreeze Boulevard. It is both a National Register historic district and a local historic district, so exterior changes to many buildings go through the city’s Historic Preservation Board.

Where it is

On the city’s planning map layers, the Seabreeze National Register district covers the blocks between the Halifax River and the oceanfront strip from about University Boulevard south toward Main Street. A smaller local Seabreeze historic district, created by city ordinance (Ord. 08-302), sits inside it. Seabreeze Boulevard, Halifax Avenue, Grandview Avenue and Glenview Boulevard are the main streets, and the Seabreeze Bridge carries traffic to the mainland.

The city’s comprehensive plan groups the area with the rest of the central beachside as Neighborhood B. It notes the “Seabreeze business district,” calls for surveying the residential-professional zoning north of Main Street to Seabreeze Boulevard “to identify areas where strictly residential development could be maintained,” and says the city will work with the Seabreeze-University Neighborhood Watch “to preserve the residential character of the area.” Locally designated historic properties need a certificate of appropriateness before they are altered, demolished or moved, the plan says.

All 736 address points inside the district in Volusia County’s address data are in ZIP code 32118 and inside city limits, so the city provides police, fire and trash service. The north end of the Main Street Redevelopment Area overlaps the district’s southern blocks; see our Main Street area page.
